    Utilities

    • Electricity: €1,000–€2,200/year (lower than France due to milder winters; significant if air conditioning is used July–September)
    • Gas (butane or propane for rural off-grid properties): €400–€1,200/year
    • Water: €300–€700/year (mains); many rural properties have pozos (wells) or are on irrigation communities
    • Internet/phone: €400–€600/year

    Pool

    Chemical treatment, filtration, and maintenance: €1,200–€2,500/year. Add €800–€1,500 if heated.

    Insurance (seguro de hogar)

    €400–€1,000/year for a rural property. Second-home rates slightly higher.

    IBI (annual property tax)

    Typically €400–€1,200/year for rural property depending on the ayuntamiento and catastral value.

    Comunidad de propietarios (if applicable)

    €500–€2,500/year for properties within a community. Standalone rural cortijos/fincas: none.

    Garden/ground maintenance

    For a typical Andalusian finca with olive trees or garden: €600–€2,000/year for basic maintenance.
