    What planning rules apply to rural properties in the Dordogne?

    Short answer

    Most rural Dordogne properties are in PLU zone A (agricole) or N (naturelle). Building extensions are tightly restricted; renovation of existing footprint is generally permitted. The Périgord Noir has ABF protection in many communes.

    In detail

    Rural properties in the Dordogne sit under the Plan Local d'Urbanisme (PLU) or, in smaller communes without their own PLU, under the Règlement National d'Urbanisme (RNU). The applicable zone determines what can be built, extended, or changed.

    Zone A (Agricole)

    Land designated as agricultural. New construction is forbidden except for farm buildings directly serving agricultural activity. Extensions to an existing habitation are permitted up to the limite fixée par le PLU — typically 30–50 m² total, or a percentage of the existing floor area (often 20–30%). Check the commune's PLU règlement for the specific rule: it varies commune by commune.

    Zone N (Naturelle)

    Protected natural zone. Similar restrictions to Zone A — no new construction. Renovation and limited extension of existing buildings is generally permitted, subject to the same PLU rules.

    Zone U and AU

    Constructible zones around village centres. Properties here can be extended and renovated much more freely, though still subject to AVAP or ABF rules where applicable.

    ABF protection in the Périgord Noir

    The area around Sarlat and the main valleys of the Périgord Noir has high density of classified buildings and sites, requiring Architectes des Bâtiments de France (ABF) approval for exterior works within 500 metres. In practice this means getting pre-approval for any visible change — window replacement, shutters, roof materials, exterior colour.

    Fosse septique compliance

    Non-compliant septic systems must be upgraded within one year of sale. The SPANC (Service Public d'Assainissement Non Collectif) has records of inspection results for each property. Request this before signing the compromis.
